What the free stage covers, and what representation adds

Two stages of one search. Nothing is charged until you sign a representation agreement, and the fee is put in writing before any viewing is booked.

Free consultation

We map your brief before any money changes hands. You leave with a written picture of the market you are shopping in, whether or not you hire us afterwards.

  • The four filters are set with you: district, apartment size, purchase budget, and infrastructure within one kilometre.
  • A dossier for each district you shortlist, carrying the five measurements: median price per square metre with its sample size and measurement month, walk time to the nearest metro, schools within one kilometre, clinics within one kilometre, and park area.
  • A budget band for each district, showing the cheapest and dearest matches currently on the market and how many fall inside your range.
  • An honest read on which of your filters is doing the damage. Usually one of them is.

Typical range: the free stage takes one to three working sessions, depending on how many districts you compare.

Paid representation

A single agreed fee for the search itself. We work inside your filters, not ours, and you see every apartment we view, including the ones we talk you out of.

  • Sourcing and pre-screening against the four filters, with the district median printed next to each asking price.
  • Accompanied viewings, scheduled around your week, with a short written note after each one.
  • Price and terms negotiation, plus a read of the draft purchase agreement before you sign it.
  • Support through the handover, including utilities, building documents, and registration steps.

Typical range: most searches complete in four to eleven weeks. The spread is driven by supply in your chosen district and how flexible the budget band can be.

  2. District dossier shortlist

    2 to 3 business days · written dossier

    We prepare dossier pages for three to five districts, each with median price per square metre, sample size and measurement month, walk times to metro, schools and clinics inside one kilometre, and park area.

  3. Matched viewing list

    5 to 10 business days · owner confirmations

    You receive a matched list showing district, floor area, rooms, and price per square metre against the district median. Viewings are grouped by district, so one afternoon covers two or three addresses.

  4. Viewings and shortlist narrowing

    2 to 4 weeks · two or three rounds

    We attend viewings with you and note building condition, utility costs, and the owner's negotiating position. The list narrows after each round. Searches for scarce layouts in Podil and Pechersk often run past this window.

  5. Offer, document check, handover

    2 to 4 weeks · lawyer and notary

    Before you sign, we check the ownership record, encumbrances, and utility arrears, then prepare the lease or purchase file with your lawyer. Fees depend on the free versus paid split.

    District dossiers

    Each dossier carries its five measurements: median price per square metre with the sample size and the month it was measured, metro minutes, schools and clinics within one kilometre, and the share of the district stock that falls inside your budget band. You see the sample, so you can judge how much weight to give the number.

    Updated monthly. Sample sizes range from 38 to 410 listings per district.

  2. 02

    Verified shortlist

    The four filters are applied in the same wording you use on the intake form: district, apartment size, budget band, and infrastructure within one kilometre. Listings that survive are checked against the owner's documents before they reach your inbox, and anything that fails is dropped without a note.

    Typical shortlist size 8 to 14 addresses per search.

  3. 03

    Accompanied viewings

    We group viewings into two or three district runs a day, ordered so you cross the river once. After each address you get a written note covering defects, window orientation, street noise at the hour you would actually be home, and the delta against the district median.

    Notes are shared with you only. We do not pass them to sellers.

  4. 04

    Due diligence before you sign

    Title history, encumbrances, utility arrears, and building condition are reviewed with a lawyer before a deposit is paid. Most searches complete in four to six weeks, and the reason for variation is simple: how fast the documents clear and how quickly a suitable address appears.

Coverage limitation

Our district dossiers cover apartments for sale and long-term rent inside Kyiv city limits. Every median price per square metre is published with its sample size and the month it was measured, so gaps stay visible. Districts with fewer than 20 recorded listings in the period are marked as thin coverage and shown as a wider range instead of a single figure.

Equal treatment

We accept every client on the same terms, whatever their nationality, language, ethnicity, religion, sex, age, disability, family status or source of income. Each request is matched on the same four filters used across this site: district, apartment size, budget band, and infrastructure within one kilometre.

Agency disclosure

We are a search and shortlisting agency. We do not sell property, hold deposits, or become a party to a lease or purchase.
